As the site is at least 50% covered by previously developed land, the site has been included on the register as it is felt that the brownfield element of the site has the capacity for 5 or more dwellings. These dwellings were on the greenfield part of the allocated site. A further application for four dwellings (RR/2023/475/P) was also refused, again on the greenfield part of the site.
