The western part of the site is home to a car repair business, comprising two more modern workshop buildings. These operational businesses are likely to required relocation to new premises. Demolition of the buildings and any necessary remediation of the site would also be required prior to redevelopment. A scheme at a slightly higher yield may be suitable given the central location, potentially through an apartment/flatted scheme.
