Notes Land within an established residential area in Seaton Sluice that was occupied by a commercial garage but is now vacant following earlier clearance of the workshops. Opportunity recognised to provide a small infill scheme, potentially at a slightly higher yield, reflecting the setting and the character of surrounding residential development. An initial outline permission for an apartment block of 10 flats following clearance of the garage was granted in many years ago in 2006 (B/06/00136/OUT). It was after this that the site was cleared. This was necessary as a priority following a fire that rendered the structures dangerous. No work was carried out on the residential development, and a revised proposal for 5 dwellings was then approved in 2014 (14/00679/FUL). The new scheme was for 3-bed terraced houses rather than flats. However, similarly, this permission also lapsed. There has been no recent update from the landowner and no further proposals for redevelopment in the intervening years. Therefore, the immediate availability of the site is uncertain. It is considered that there is still potential for redevelopment, but given the uncertainty around immediate availability, this is forecast later in the plan period (11-15 years). Facts
