May offer potential as part of a wider scheme for redevelopment which would involve the regeneration of former industrial land at the Cambois Colliery site (5098, 5047, 5048, 5103). The site is outwith the identified settlement boundary identified in the Local Plan. Relatively low yield recognises physical constraints to development. The site was promoted for development a number of years ago, it being understood that a scheme would involve the demolition of the existing dwelling, and redevelopment of the site through intensification.
