| Notes | Vacant site within Berwick that is currently partially utilised for car parking but is largely vacant. Has been highlighted as a potential redevelopment opportunity, offering an attractive riverside location for future residential development on the Tweed Estuary. There may be scope to link with other sites in close proximity to deliver a more comprehensive regeneration of this area of the town. However, there are significant constraints apparent relating to the adjacent historic town walls (a Scheduled Ancient Monument), environmental designations, and flood risk (Zone 3). At present, there is no indication that the site will become available for redevelopment in the foreseeable future. The range and significance of the identified constraints mean that the site is not suitable nor achievable.
