The trees arise from a prominent and highly visible rocky knoll and quarry cutting bounding the A379 (Dartmouth Road) which confers high public visual amenity benefits to both residents to elevated land to the West and multiple users of the highway. ULPA review undertaken noted the site to be a local landmark with a strong sense of place with panoramic views across the bay (therefore reciprocal).
