The reasons put forward in support of the application have been considered in the light of an amenity evaluation of the tree and the impact that the proposed work will have upon the tree and its surroundings. The tree that is subject to this application is considered to be in fair condition and capable of providing significant amenity benefits to the local area for in excess of 20 years to come. It is also a fair example of the species. Substantive reasons are therefore required to justify any work that could be detrimental to the health or appearance of the tree or to the group and it is considered that the reasons submitted, when assessed against section 3.33 (Principles and Actions) of Theme 2: Trees & Woodlands of the adopted Doncaster Green Infrastructure Strategy 2014-2028, do not outweigh the amenity value of the tree or the potential adverse impact on adjacent trees. It is therefore recommended that the application to remove T1; Ash & T2; Tree of heaven (being subject to G2 of Doncaster Borough Council Tree Preservation Order (No.210) 1997 Moat House Hotel, Warmsworth) be REFUSED.
