129828620becc516069071db219fb874c0f65ffbdcba2bab3b8f48a1cd4554a1 notes Imposing former mill that has been unused and vacant for many years. Offers opportunity for sensitive conversion to provide flats. Highly rural location, but relates to a historic industrial complex. The building dates from 1805 but this had been the site of a corn mill for centuries. Whilst not formally listed, the main building is of heritage importance and forms part of a coherent group of former industrial buildings and worker's cottages. Initial permission was granted for conversion of the ground-floor to a single dwelling in (01/B/0588). Works commenced but halted for a revised scheme to be put forward. A subsequent application for conversion of the whole building to provide 5 flats was approved in 2009 (09/B/0449). This superseded the original proposal and remains extant. On completion, the works would deliver 2 flats at ground-floor level and 3 further flats in the upper floors. The permission has been implemented and will not lapse, but there has been no progress evident in recent years. The outstanding yield is not currently considered to be deliverable. However the likelihood of development in the medium- to longer-term is still considered to remain. 2020-12-17

Development has technically commenced and permission will remain live but there is no evidence of recent progress.. Extant permission for 5 units. Despite development having commenced, outstanding yield is not currently considered to be deliverable within the next 5 years - likelihood of development in years 6-10 still considered to remain. Until there is evidence of further progress the site will remain on the BF Register. Highly rural location but offers chance for redevelopment of vacant industrial building through conversion of former mill. https://www.northumberland.gov.uk/NorthumberlandCountyCouncil/media/Planning-and-Building/planning%20policy/Studies%20and%20Evidence%20Reports/Housing%20Studies/1.%20SHLAA/Appendix-G-SHLAA-Sites-Summary-Assessment-Schedule.pdf 2017-12-17

Offers opportunity for sensitive conversion to provide flats. Highly rural location, but relates to a historic industrial complex. The current building dates from 1805 but, prior to this, this has been a corn mill on this site for centuries. Whilst not formally listed, the main building is of heritage importance and forms part of a coherent group of former industrial buildings and worker's cottages. Initial permission was granted for conversion of the ground-floor to a single dwelling in 2001 (N/01/B/0588). Works commenced but halted whilst a revised scheme was put forward. A subsequent application for conversion of the whole building to provide 5 flats was approved in 2009 (N/09/B/0449). This superseded the original proposal and, as initial works started in 2010, remains extant. On completion, the works would deliver 2 flats at ground-floor level and 3 further flats in the upper floors. The permission has been implemented, and will not lapse, but there has been no progress evident in recent years. No evidence to support that scheme is deliverable or developable with the plan period. Whilst the permission will not lapse, and the theoretical capacity from the extant planning permission remains, the future delivery of all outstanding units is currently discounted. If/when new information becomes available to suggest a change to this position, then deliverability can be appraised. 2024-12-17

The permission has been implemented, and will not lapse, but there has been no progress evident in recent years. No evidence to support that scheme is deliverable or developable with the plan period. This position could change in the longer-term but, whilst theoretically still suitable for residential development, no delivery is forecast within the plan period at present. 2021-12-17
