Any proposal must meet the following requirements: � To deliver a minimum of 20 dwellings. � To provide 30% Affordable Housing in accordance with Core Strategy Policy H2. � To provide an appropriate housing mix to reflect the needs of the village and evidenced by the latest housing mix evidence; to be agreed through discussions with the Council. � To satisfactorily address the potential for contaminated land on site. � To provide a vehicular access off Histons Hill. � To provide transports assessments to accompany planning applications that include consideration of the Histons Hill junction; the double mini-roundabout junction at Wolverhampton Road/Duck Lane/Birches Road/Keepers Lane; and Pendeford traffic signals at the Wodbaston Road/Overstrand Road contributing towards improvements where necessary. � To provide a pedestrian access to connect to the existing pavement network. � In accordance with Policies SAD7 and SAD9 to provide an appropriate off-site open space contribution. � To provide a sustainable drainage scheme as part of masterplanning. � To provide connectivity to existing open space/Green Infrastructure networks � To provide an Education contribution agreed through dialogue with the School Organisation Team at Staffordshire County Council. � To meet any other applicable Key Development Requirements set out in Policy SAD9. 2017-11-21
