The site is located adjacent to Hextable urban confines. The existing access onto Egerton Avenue could be utilised. A new access could also be made onto College Road. The playing fields and avenue of limes provide important open space and are not suitable for development. It is important to retain the gap between Hextable and Swanley and to avoid encroachment here. The dance studio is an important community facility and should be retained. Overall the north eastern part of the site is considered able to accommodate development however it is located in the Green Belt so this designation would need to change in order for it to be developed.
