The former Marley Tiles Factory which represents a large area of employment land in a highly rural location. A range of industrial and office buildings remain in situ which would require clearance prior to redevelopment but potential may exist for a scheme of at an appropriate scale for the setting. The site is proposed for deallocation in the draft Local Plan. Mixed site of both brownfield and greenfield land, with the reduced yield indicated recognises development of discreet parcel of overall brownfield land (3.49ha). For indicative purposes in the BF Register, the original SHLAA site (ref 2470) is split to reflect brownfield and greenfield elements - total area of 20.93ha. A full application is now pending consideration to provide a residential development of 109 houses (18/02239/FUL). If permitted, the capacity and deliverability of the site will be reappraised.
