Value Site allocated as part of the Local Plan.. The site covers an area of 2.47 hectares and is accessed from Stevens Road which also serves a small number of residential properties and a day nursery forming part of the Balby Central First School complex. It is situated at the northern end of Stevens Road. The site consists of a former industrial estate with vacant and cleared buildings and is brownfield therefore. The site is capable of accommodating 69 dwellings. It is bounded to the south by two-storey terraced and semi-detached houses in Stevens Road and Bellis Avenue, to the west by an allotment site currently in use, to the north by railway sidings alongside the Doncaster-Sheffield railway, and to the east by an area of vacant land, now heavily vegetated and forming part of the Balby Little Moor Local Wildlife Site (LWS).. https://www.doncaster.gov.uk/services/planning/local-plan
