Former petrol filling station, comprising the forecourt and associated buildings. The site has not been utilised as a garage for a number of years, but the associated former shop has more latterly been utilised as 2 retail units, including as a post office, with 2 flats at first floor level. However, retails use has now ceased and the flat-roofed building has been in a poor state of repair. The post office has moved to another shop immediately adjacent (3049). The former garage forecourt is now occupied by a car wash business and is therefore not available in the immediate term. Permission was granted for redevelopment of the site with 6 flats some years ago, but wat never implemented and lapsed (CM/20090251). This would have seen the demolition of the existing building, clearance and a new-build block of 6 apartments constructed. An existing business remains operating from the site and there has been no recent indication of relocation and/or change in circumstances. There still may be potential in the long-term but no residential development is forecast within the plan period at present.
