The site is made up of glasshouse buildings, car-repair yards and associated buildings, and open storage. It is in part previously developed land given its planning history (96/58236 (Granted on appeal January 1996): Change of use of former agricultural buildings to a) workshop for upholstery and the manufacture of boat covers and soft furnishings; and b) workshop for motor vehicle repairs and use of open area for the parking and storage of vehicles associated with the vehicle repairs). This site is within the Green Belt. However, part of the site is currently occupied by vacant glasshouses used for car storage, and car-repair units that are in a deteriorating condition which give the site a poor and untidy visual appearance. Redevelopment of this part of the site could likely bring visual/environmental enhancements. In accordance with NPPF provisions the brownfield part (approx. 2.1ha) of the site may potentially be suitable for re-development for residential development (around 50 dwellings) with the remainder of the site being open space, provided that the proposal accords with the policies of the NPPF with regards re-use of previously developed land in the Green Belt
