Land to the eastern edge of a very small settlement, historically the site of a small colliery. Now part hardstanding with an existing storage building also in situ. The latter would need to be cleared prior to any redevelopment. A lower yield could well be appropriate given the rural location. It has recently been confirmed that the landowner is considering the options for a residential scheme on the land. Development will have to be mindful of the rural context and market. Currently considered developable later in the plan period.
