Reason	To ensure that a good quality tree is planted as replacements, in accordance with Policy 32 of the Local Plan.	Facts
Description	Replacement trees shall be planted on the site during the first available planting season on a one for one basis. The replacement trees shall be of 'Selected Standard' size which have been container grown and must be of a quality which complies with the British Standards Institute specification 3936 for Nursery Stock, 1992. These trees will conform to Green Leylandii Hedging 15 Litre Pot 180/200cm. Once planted the Local Planning Authority shall be notified in writing within 7 working days to approve practical completion of any planting. Any part of the scheme which fails to achieve independence in the landscape, or is damaged or removed within five years of planting shall be replaced during the next available planting season in full accordance with the approved scheme, unless the local planning authority gives its written approval to any variation.
