Facts |
| Notes | Land currently occupied by a range of disused, partially demolished, and derelict structures. This was previously the site of a commercial garage, dwellings, and a commercial unit. Latterly it has been used for parking and storage. The derelict site is an eyesore very close to Morpeth town centre and has been earmarked as a potential redevelopment site for a number of years. Given the central location, a development of a higher density is likely to be fitting, potentially a flatted scheme. Now available and being promoted for development. An application for demolition of all existing buildings and construction of a residential care home and care apartments was submitted in 2023 (23/04342/FUL). This application is live and currently pending a decision. There are a number of matters to address, but if the constraints can be overcome then this represents an excellent opportunity for an urban infill development in a highly attractive location. At present, the site is considered developable in the medium- to longer-term. However, if this application permitted, then the deliverability of the site can be reappraised. If approved, the yield of the site will be changed to that of the permitted scheme. | Facts |
