| Notes | Brownfield land in an isolated rural location. The site was originally utilised for agricultural purposes, at one time operating as a poultry farm, but has since been used for a range of other uses. The premises were last occupied by Goodwill Wood Shavings for the manufacturing of timber products for commercial sale, but the business is now closed and the site is available for redevelopment. Part of the site was utilised as an associated haulage yard, enabling repair and maintenance of vehicles, as well a space for open-air storage of machinery, equipment, scrap and trailers. A collection of dilapidated sheds, workshops, silos, hoppers, storage facilities remain in situ. These are a mixture of types and styles, the majority being poor-quality structures of wood, breezeblock and corrugated iron sheet, all now derelict. The existing state of the site reflects somewhat ad hoc development in earlier years. The whole site is in a very poor state visual condition and is considered an eyesore given the highly rural setting. An initial outline application for clearance and construction of 35 dwellings was permitted in 2020 (18/03613/OUT). This was followed by approval of reserved matters in 2021 (20/03098/REM).
