| Notes | This is part of the strategic redevelopment of the Northgate Hospital site, that consists of a redundant complex of numerous buildings and the adjacent grounds to the northern edge of Morpeth. In use since the late 1940s, the site has gradually expanded and developed, initially as smaller villa-type 'dwellings' and latterly with larger, modern buildings. Parts of the site have been identified for redevelopment in recent years following the restructure of the hospital facilities in the Morpeth area, including a number of buildings being identified for demolition. This scheme is also part of wider development of large area of land that is linked to the Morpeth 'Northern Bypass' scheme. This record relates to the westernmost parcel (3079a). Brownfield element (8.94ha) represents around 66% of the site area but the identified yield reflects a focus on the footprint of the existing buildings. For indicative purposes in the BF Register, the original SHLAA site (ref 3079) is split to reflect brownfield and greenfield elements - total area of 13.56ha. The initial application encompassed the whole site (3079a, 3079b, 3079c). Permitted in 2011, it comprised a hybrid application for demolition of a range of redundant buildings, development of new hospital facilities, and construction of 250 dwellings (11/01439/FUL). This proposal included full permission for demolition of 12 redundant hospital buildings and the construction of a new secure mental health unit ('Villa 19'). A reserved matters application for construction of 225 dwellings was then permitted in 2014 (14/02318/REM). As part of the overall mix, 45 affordable homes were to be provided.
