| Notes | Land occupied by existing retail and residential units within Newbiggin town centre. There may be scope for alteration and conversion to provide further residential units. Part of a wider parcel that, along with the largely vacant land to the rear (9589), has been identified as an opportunity for redevelopment for many years. A range of relevant proposals have been submitted in the past, both for this parcel in isolation and also in conjunction with the adjacent land. Initially, a set of separate but related applications, for this particular parcel, comprising three applications to provided a total of 5 dwellings (4 net gains), all being conversion schemes were permitted in 2006 (06/00134/COU, 06/00135/COU, 06/00136/COUT). This work was not progressed, but each element was subsequently included as part of a more significant proposal for a larger site. This include the land to the rear (9589). This was an outline permission granted in 2010 for selected demolition, construction of 41 units, and provision of 7 apartments through part demolition, conversion and change of use on this parcel (09/00040/OUT). However, this permission lapsed due to non-implementation. Currently, an indicative capacity of 5 units is still considered appropriate for this smaller parcel of land. There has been no recent proposal for redevelopment of the site, and no update from the landowner, so the current availability of the site is somewhat uncertain.
