Notes	Mixed site within Ashington, comprising a number of existing buildings and associated land. The parcel is currently occupied by a workshop and adjacent vacant land, an existing terraced house and a retail unit. Redevelopment could be pursued through a combination part demolition, new-build and/or conversion. The higher yield recognises potential for scheme of higher density, reflecting the chance the surrounding residential development and the opportunity urban infill.
