| Notes | Large plot within the urban environment that is currently occupied by a single house, associated outbuildings and land to the rear. Any proposal for redevelopment is likely to involve demolition of the large dwelling on the northern part of the site. The indicative yield represents slightly higher density fitting for location, potentially through a flatted scheme. A previous permission for development of 9 units was refused in 2008, before being allowed on appeal (B/07/00598/FUL). This was a proposal for intensification of the site, involving clearance and replacement with 6 unit apartment block and 3 cottages. Despite being subject o a successful appeal, the permission lapsed due to non-implementation. Since this time there has been no further proposals for development and there has been no recent contact with the landowner. However, a number of applications for development of the southern part of the land parcel have been submitted in the last few years. In 2023, two applications for development of a single dwelling were refused (23/00020/FUL, 23/02794/FUL). A revised application was then submitted, again for 1 dwelling, which was permitted in 2024 (24/00760/FUL). As a result, the southern part of the site is now classified as a small site in the SHLAA and is no longer available. As there is an existing dwelling on the northern part of the site, and because there has been no indication in many years that there is an intention to redevelop the existing dwelling, there is no evidence to suggest this has potential to provide new housing.
