Notes | Allocation Policy SP49 in the Site Allocations and Policies (incorporating IP-One Area Action Plan) Development Plan Document (March 2022). Mixed use allocation with the primary use being high density residential development - indicative capacity 48 dwellings. Other allocated uses are office, leisure and small scale retail uses (across the lower floors). This site is considered sensitive and therefore may be unsuitable for any future consideration for inclusion on Part 2 of the Register. The site lies in an area of international archaeological importance, on the AngloSaxon and medieval Waterfront of Ipswich and within the Area of Archaeological Importance (IPS 413). It is highly sensitive and development must consider the historic environment which surrounds it. The site is within the Central and Wet Dock Conservation Areas and opposite the grade I listed and Scheduled Monument of Wolsey’s Gate.
