| Notes | Site previously occupied by a mill and industrial buildings which were demolished and cleared a number of years ago. Now vacant and offering a good opportunity for redevelopment, in a potentially attractive location for new homes. The identified yield is considered appropriate for urban location. Demolition of the former industrial complex was undertaken following earlier consent (04/B/0368). A permission for building of 30 units was then secured in 2005 (N/04/B/0337). This was implemented through the demolition of a former mill building, the clearance of associated industrial buildings and infrastructure, and construction of an access road. Thereafter, progress stalled. Deliverability in the short-term has been questioned and there has been no recent indication that development is likely to recommence. The site is currently being marketed for sale - which highlights the extant planning permission - but it is clear that no progress will be made until the site is sold. Whilst the permission will not lapse, and the theoretical capacity from the extant planning permission remains, the future delivery of all outstanding units is currently discounted. If/when new information becomes available to suggest a change to this position, then deliverability can be appraised. | Facts |
