The development shall be carried out in accordance with the submitted flood risk assessment (unreferenced, dated 17th November 2023 and complied by Howard J Wroot) and the following mitigation measures it details: There shall be a 9 metre easement provided between the tackle shop/WC/ and the top of bank of the Woodhouse Sewer (which is often referred to as the 'Diggin Dyke' throughout the application). Finished floor levels shall be set no lower than 3.1 metres above Ordnance Datum (AOD) as per section 5.5 of the FRA Flood resilience measures should be incorporated into the development as detailed within Section 5.5 of the FRA. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development.
